A major new chapter in the development of Lake Wedowee has begun.
A series of major Lake Wedowee land sales totaling approximately $50 million could signal one of the most significant periods of development in the lake’s history.
Randolph County property records show that Alabama Power Company and Alabama Property Company sold large tracts of Lake Wedowee property to Laketown Wedowee Development Company LLC, an entity connected to Daniel Communities, a Birmingham-area real estate development company.
The transactions were recorded Aug. 24, 2026, and include multiple warranty deeds and an easement deed. Sales validation forms associated with the transactions list purchase prices of $35,846,982.53, $11,954,490.49 and $2,198,520.99.
Together, the reported consideration totals approximately $50 million.
How Much Lake Wedowee Property Was Sold?
The deeds involve large tracts located in several areas around Lake Wedowee, identified in the documents as the North Site, West Site, South Site and East Site.
One deed describes a South Site containing approximately 651 acres and an East Site containing approximately 653 acres after listed exceptions.
Other documents describe additional acreage, including tracts of approximately 218 acres and 297 acres.
Taken together, the documents reviewed by Lake Wedowee Life indicate that the transactions involve well over 1,000 acres and potentially more than 1,800 acres of property around Lake Wedowee.
Who Is Laketown Wedowee Development Company?
Laketown Wedowee Development Company LLC is registered as a Delaware limited liability company. The mailing and tax-notice address listed in the deeds, however, is care of Daniel Communities LLC in Vestavia, Alabama.
Daniel Communities also publicly identifies Laketown as part of its development portfolio.
According to Daniel Communities, Alabama Power hired the company in 2018 to develop a strategy for private development of Alabama Power-owned lake properties.
Daniel Communities describes Laketown as a partnership involving Alabama Power and Daniel Communities and says the concept was created to facilitate development of lakefront and lake-oriented property.
Laketown’s existing communities include Fox Creek on Lake Wedowee.
The August transactions represent a significant expansion of the Laketown footprint on Lake Wedowee.
What Could the Lake Wedowee Land Sale Mean?
What is already clear from the public records is the scale of the transactions.
Approximately $50 million in reported Lake Wedowee land purchases, involving large tracts spread across multiple areas of the lake, represents a level of investment that could have long-term implications for Randolph County and Lake Wedowee.
Future development of property at this scale could affect real estate values, construction activity, utilities, roads, emergency services, lake traffic, retail demand, tourism and the broader local economy.
The acquisition also marks a significant shift in ownership of property that Alabama Power has controlled around Lake Wedowee since the creation of Harris Reservoir.
For decades, large portions of the shoreline and surrounding acreage remained undeveloped or under Alabama Power ownership.
The August 2026 transactions move a substantial amount of that land into private development ownership.
Exactly what Laketown and Daniel Communities ultimately plan for the newly acquired Lake Wedowee property remains to be seen.
But the public record already makes one thing clear: A major new chapter in the development of Lake Wedowee has begun.
